We work with landlords and brokers to establish construction budgets upfront as they negotiate leases.  This helps to ensure they are negotiating the correct TI (if given one) and answer questions early about potential challenges with a particular project.  We can do this through a design build approach, price from a space plan, or full construction documents.   We add the most value to a project early on which saves time and money.

It has allowed us to meet and build long term relationships with the top commercial real estate brokers in Charlotte.

We work in both North and South Carolina and over the past few years have done projects in Charleston (SC), Greenville (SC), Winston Salem, and Greensboro (NC).  We are willing to travel throughout the Carolinas to help our clients with their projects.

Six on Six Volleyball Classic is a Great Success for a Cause

Beacon Partners and Childress Klein Properties, along with the support of CRCBR member firms, worked together to organize and hold the Fifth Annual Six on Six Volleyball Classic on May 10th.  Held at Renaissance Park,  27 teams participated in this commercial real estate industry event and raised money for local, non-profit organization A Child’s Place.

NAR Treasurer Bill Armstrong’s Latest Podcast
Titled “Advocacy and Advantage”, in his latest podcast Bill outlines NAR’s Commercial’s latest efforts on Capitol Hill.  Advocacy in Congress has focused on new legislation to allow credit unions to increase lending caps.  As we’ve gone over several times here at The Source, credit availability is the biggest sticking point holding back a full recovery in the CRE industry.  NAR support for increase of lending caps has led to promises of a vote very soon.   Also on NAR’s advocacy docket is support for legislation to create a covered bond market Already in successful use in Canada and Europe, covered bonds would increase credit to the CRE industry by allowing banks to issue pools of high-quality assets backed by both the bank’s promise to repay as well as by the assets pledged as collateral.  Listen to the latest from Bill at the podcast here.

The New Realtor.Org
Members have a lot to like in NAR’s new website at Realtor.Org.  Not just a facelift, this is a ground-up rethinking of how to deliver member benefit, which is of special interest to commercial members.  While the residential and commercial issues in our industry overlap somewhat, it’s a constant challenge to satisfy the interests of individual members and their disparate backgrounds.  The new website addresses this nicely by allowing members to customize it to fit their own needs.  Cool!

Below is a quick summary from REBIC regarding the Election Results:

The 2012 Primary Election produced a number of predictable outcomes — as well as a few surprises — in Mecklenburg County and across the state, setting up a busy 10-week window ahead of the July 17 Runoffs. Here’s a brief rundown of last night’s key local results:

  • Former Charlotte mayor Pat McCrory handily beat his five opponents to take the Republican gubernatorial nomination with 83 percent of the vote. He’ll face Democratic Lt. Governor Walter Dalton in a November race that’s sure to be closely watched by the national media.
  • The vast field of Republican candidates in the District 9 congressional primary has been winnowed down to a runoff between the two expected front-runners, former state senator Robert Pittenger (a real estate investor and onetime REBIC board member), and County Commissioner James Pendergraph, who enjoys the endorsement of retiring incumbent Sue Myrick. Voters should be prepared for another 10 weeks of fierce campaigning between these two, who are battling for the right to face Democrat Jennifer Roberts in November. Former Charlotte City Councilman Edwin Peacock managed to take third in the GOP primary, with State Representative Ric Killian (who will be desperately missed in Raleigh next January) coming in fourth in the 11-person field.
  • The 8th District congressional GOP primary appears to be headed for a runoff between Richard Hudson (the former chief of staff to Congressman Robin Hayes) and Iredell County dentist Scott Keadle. The winner will take on incumbent Democrat Larry Kissell in November.
  • One of the state’s most high-profile Senate races will also be decided in a July 17 runoff between Cornelius Mayor Jeff Tarte and former Mecklenburg County GOP chair John Aneralla. Fewer than 300 votes separated the two Republican candidates for District 41, a newly created seat that has no Democratic candidate on the November ballot.
  • In Senate District 38, Democrat Joel Ford, the chairman of the Charlotte-Mecklenburg Housing Authority, defeated retiring incumbent Charlie Dannelly, who withdrew from the race months ago and threw his support to Ford. Joel will now face Republican Richard Rivette in November.
  • One of last night’s surprises happened in State House District 105, where attorney Jacqueline Schaffer defeated former school board member Ken Gjertsen, with 57 percent of the vote. SPPACE had backed Gjertsen for the Ballantyne area seat, which is currently held by the retiring Ric Killian.
  • In State House District 92, Huntersville Town Board member Charles Jeter beat our retired Air Force Lt. Col. Tom Davis, and will now face Democrat Robin Bradford in the general election.
  • Mecklenburg County’s At-Large Commissioner race is set, with Republicans  Michael Hobbs, James Peterson and Wayne Powers vying for three open seats against Democrats Kim Ratliff and Pat Cotham. Attorneys Trevor Fuller and Marc Gustafson appear headed for a runoff for the third and final spot on the Democratic ticket.
  • County Commission District 5 will also see a Republican runoff between Matthew Ridenhour and Sara Cherne, with the winner facing Democrat Paula Harvey for the South Charlotte seat now held by retiring commissioner Neil Cooksey.
  • Finally, County Commissioner Bill James narrowly fended off a challenge from retired businessman Ed Driggs in District 6. SPPACE had supported Driggs, recognizing the need for a new, more effective conservative voice on the BOCC.

Have you fulfilled your Ethics Requirement?

Did you receive an email from CRCBR about taking an Ethics class?

All REALTOR® members of CRCBR are required to complete a Code of Ethics Training every four years, per the National Association of REALTORS®.   To satisfy this quadrennial requirement, you must provide CRCBR with proof that you have successfully completed an approved ethics course between January 1, 2009 and December 31, 2012. Failure to comply is a violation of membership duty and the local board is required to suspend membership until proof of training is provided. The failure of one broker to comply affects the standing of the entire company.There are two ways to fulfill this requirement:

  1. Take a  4-hour NC CE approved ethics elective through CRCBR. An ethics training class will be offered on May 24 from 2:00 pm – 6:00 pm. To register for this class, click here.  Additional ethics training classes will be offered in the fall. Note: This class will also fulfill your NC licensing 4-hour elective requirement.
  2. Take NAR’s online Code of Ethics training course. This course is free of charge and does not fulfill your NC license requirement. To access this course go www.realtor.org/code-of-ethics/training/
